Living in Antioch
Antioch is a large area in southeast Davidson County, roughly twelve miles from downtown, built out across several decades and still building. The last three years have changed what is physically here more than the previous twenty: Tanger Outlets opened in 2023, and In-N-Out Burger and Tiger Woods’ PopStroke both opened in December 2025, all three inside the same 300 acre development at Exit 60.
- County
- Davidson
- Distance to downtown
- About 12 miles, roughly 20 minutes off-peak on I-24
- What changed
- Century Farms, 300+ acres at I-24 Exit 60, opening in stages since 2023
What’s actually there
- Century Farms, a 300 acre mixed-use development by Oldacre McDonald at the Hickory Hollow Parkway interchange, with over two million square feet planned
- Tanger Outlets Nashville, open since October 2023 at 4060 Cane Ridge Parkway
- Nashville SC’s Vanderbilt Health Training Center, which Japan chose as its national team base camp for the 2026 World Cup
- Ford Ice Center Antioch, a public twin-sheet ice facility on the old mall site
- Nashville State Community College Southeast Campus, the Southeast Community Center and the Southeast library branch, all at the former Hickory Hollow Mall
- Percy Priest Lake access at Smith Springs, Hamilton Creek and Four Corners Marina
- Direct I-24 access and roughly fifteen minutes to Nashville International Airport
The housing stock
Subdivisions spanning several decades plus continuing new construction, which means genuinely wide variation in age, systems and condition at similar prices. This is a place where knowing what you are looking at is worth real money, because the spread between a well-maintained home and a tired one of the same vintage is often not reflected in the asking price. Prices vary widely across an area this large, and a single Antioch median covers too much ground to lean on for any one street.
Getting around
About twenty minutes to downtown off-peak on I-24, from the Exit 60 or Exit 59 side. Nashville International Airport is roughly fifteen minutes, which matters if you travel for work. The Hickory Hollow Parkway extension and diverging diamond interchange at Exit 60, finished at a cost of $30.5 million, is what opened the Century Farms land and is also why the interchange handles the outlet traffic better than people expect. WeGo Route 55 runs the Murfreesboro Pike corridor.

Checked against each business as of August 16, 2026. Nashville loses restaurants faster than most cities, so if something here has closed since, tell me and I’ll get it corrected.
Subdivisions and named developments in Antioch
Once you are actually looking, you stop searching by city and start searching by subdivision. These are the names that come up, and what is true about each one that will still be true in three years. No prices, no dues, no days on market, because those change and this page would go stale telling you about them.
Cane Ridge Farms
The large 2000s subdivision off the Cane Ridge side of Antioch, platted in eleven recorded phases with one late addition in 2018.
- 453 platted lots across eleven plats recorded between August 2000 and July 2018. About 473 parcels carry the name today.
- All single family detached per the Davidson County Assessor. No condominium or Horizontal Property Regime classification anywhere in it.
- HOA. The association covers Cane Ridge Farms together with The Grove at Cane Ridge, and describes the two as more than 525 home sites combined.
- Metro’s approved FEMA layer returns Zone AE and floodway inside the footprint, not just at its edge. This is a parcel by parcel question here, so pull the flood map on the specific address before contingencies come off.
Summerfield Village
Built in numbered villages rather than sections, off the Summercrest Boulevard spine, and the cleanest flood picture of any large subdivision in Antioch.
- 406 platted lots across ten plats recorded between February 2000 and September 2006. About 318 parcels carry the name today.
- All single family detached per the Assessor. No condominium or Horizontal Property Regime classification.
- Metro’s approved FEMA layer returns no mapped floodplain or floodway intersecting the plat footprint at all, which is unusual for this part of the county.
- HOA status is not something I can verify from an authoritative source. Ask rather than assume.
Cambridge Forest
Off Rural Hill Road, and the one on this list that has been building continuously for twenty five years, from 1996 into 2021.
- 349 platted lots across eleven plats recorded from December 1996 through November 2021. About 457 parcels carry the name today.
- Mixed classification, and this is the part that matters: 82 parcels are classed residential condominium by the Assessor. The townhome portion is a condominium regime, which changes your financing and what you actually own.
- The Cambridge Forest Townhomes Homeowners Association exists and is professionally managed. Whether the detached sections sit under that same association is not verifiable, so confirm it for the specific address.
- Metro’s approved FEMA layer returns Zone AE and floodway inside the footprint. Verify the parcel.
Antioch Park
The oldest subdivision on this list by thirty years, fronting Benzing Road and Tusculum Road, platted across eight sections from 1965 to 1978.
- 323 platted lots across eight sections recorded between February 1965 and September 1978. About 325 parcels today, so the fabric has barely changed.
- Single family and duplex classifications, no condominium. Mid century stock on larger lots than anything built here since.
- Metro’s approved FEMA layer returns Zone AE and floodway through the body of the subdivision, not merely along its boundary. Of everything in Antioch this is the one where the flood question is most likely to change your answer.
- No HOA I can verify and no published amenities.
Evergreen Hills
The new one, off Marchwood Boulevard, platted entirely in the 2020s and still going up.
- 250 platted lots across four plats recorded between January 2021 and November 2024. About 265 parcels today.
- All single family detached per the Assessor.
- Metro’s approved FEMA layer returns no mapped floodplain or floodway intersecting the plat footprint.
- Haven Builders is the builder of record, working out of 8686 Lawson Drive.
Schools
Metro Nashville Public Schools
Look up an address with the district →
Antioch addresses are served by Metro Nashville Public Schools. Antioch covers a large area and zoned assignment shifts across it, so the district’s Zone Finder is the only reliable way to confirm a specific address. Metro also runs a choice and magnet application process alongside zoned assignment. A new Lakeview Elementary opened on Rural Hill Road in November 2025, a 117,541 square foot geothermal building for about 800 students replacing a sixty year old school on the same site. A second new elementary at Rice Road and Bell Road is funded at $28.5 million and the district has pointed at 2027, which is a projection rather than a date.
I publish district and school zoning as published fact and nothing more. No ratings, no rankings, no comparisons. School zones are set by the district, assigned by address rather than by subdivision or city name, and they change. Confirm any address with the district itself, and evaluate the schools yourself against what matters to your family.
What a buyer needs to know here
Buy here knowing what is committed and what is only filed. Open today: Tanger Outlets, In-N-Out, PopStroke, Whataburger, Vanderbilt Orthopaedics and the Nashville SC training center. Under construction: a dual-brand Hampton Inn and Home2 Suites that broke ground in July 2025. Only announced, with no opening date set: a 147,500 square foot Target at 1000 Century Farms Circle, filed with Metro in February 2026, and the Starwood Town Center on the old amphitheater site, which cleared Council in December 2025 with no construction timeline. Two more things worth having in front of you. The Global Mall site is Metro-owned and mid-redevelopment: the interior is being demolished, the four anchor buildings are being kept, and the master plan runs seven to ten years. Vanderbilt University Medical Center signed a letter of intent there in 2022, and no signed lease has been reported since, so treat a medical campus at that site as unsettled. Separately, TDOT’s I-24 Choice Lanes concept maps show right of way that could take the new Pan-Asia Supermarket and around twenty other businesses on Hickory Hollow Parkway. TDOT calls those maps conceptual and nothing is decided, but if you are buying near that corridor it belongs in the conversation.
Common questions
What has actually opened in Antioch recently?
Three things people ask about by name, all in Century Farms at Exit 60. Tanger Outlets opened October 2023 with sixty stores. In-N-Out Burger opened December 10, 2025 at 4242 Century Farms Terrace, one of the first three in Tennessee. PopStroke, the Tiger Woods putting course and restaurant concept, opened December 28, 2025 at 4221 Century Farms Terrace with two indoor eighteen hole courses and one outdoor. Pan-Asia Supermarket opened February 2026 on Hickory Hollow Parkway as the first piece of the Nashville Chinatown development.
Is Target really coming to Century Farms?
It is filed, not open. Target paid about eleven million dollars for the site at 1000 Century Farms Circle and filed site plans with Metro Planning in February 2026 for a 147,500 square foot store with about 590 parking spaces. No opening date has been set. I would not pay a premium today for a store that does not have a date.
What is happening with the old Hickory Hollow Mall?
Metro bought it in 2022 for about $44 million and adopted a master plan in July 2024. The interior corridors are being demolished because of water damage and the four original anchor buildings are being kept. Ford Ice Center, Nashville State’s Southeast campus, the Southeast Community Center, the library branch, KIPP Antioch Global High School in the old Macy’s and the Fire Department’s temporary headquarters all occupy it now. A WeGo transit center is funded at $17.5 million and in design. Buildout is described as seven to ten years, so plan around what is open rather than what is drawn.
Is Antioch a good place to buy a first home?
I work with first-time buyers here constantly, and the thing that matters most is condition. The range within the same price bracket is wide, and that is exactly what I am looking at on a walkthrough.
What should I check before buying in Antioch?
Age of the systems, meaning roof, HVAC and water heater, and any evidence of deferred maintenance. On homes of this vintage those are the costs that arrive first and hurt most, and they are negotiable if you spot them before you write. If you are looking near Hickory Hollow Parkway, also ask where the I-24 Choice Lanes right of way concepts currently sit.
Is Nashville Superspeedway in Antioch?
No. It is in Lebanon, in Wilson County, about thirty miles from Antioch. Worth knowing, because plenty of listings and blogs imply otherwise.
