What this is, and what it is not
An estimate for planning, worked out from the numbers you typed in. It is not a settlement statement and it is not a guarantee. The binding figures come from the closing attorney or title company on closing day and they will differ, usually in small ways.
Brokerage fees are negotiable and are not set by law, which is why nothing is filled in for you. Net proceeds are also not the same thing as taxable gain, so the tax side is a question for your CPA rather than for me.
