An agency relationship in Tennessee begins with a written agreement, not with a form submission, an email, or a phone call. Until one is signed, nothing here creates a representation relationship and nothing here should be treated as though it does.

What the information is

The neighborhood guides, day trip pages, market figures and blog posts are general information about Middle Tennessee. They are researched carefully and dated where the source matters, and they still go out of date. Access rules change, restaurants close, school zoning is redrawn, and market figures are revised after publication.

None of it is legal advice, tax advice, lending advice, appraisal, or a survey. Nothing on this site is an offer to buy or sell property. Verify anything you are about to make a decision on with the party responsible for it: the district for a school zone, Metro or the county for zoning and permits, your lender for financing, your attorney for contract questions, and your accountant for tax.

Market and property data

Market figures come from named sources and are labeled with the period they cover. They are believed reliable but are not guaranteed. Property information, where it appears, is deemed reliable but not guaranteed, and should be independently verified. Square footage, lot size, taxes and zoning should always be confirmed rather than relied on from a web page.
