Westhaven is a fifteen hundred acre master planned community on the south side of Highway 96 West, about three miles west of the Franklin square, developed by Southern Land Company with the first homeowners moving in during 2003. It is easier to understand as a small town than as a subdivision: it has its own eighteen hole golf course, its own town center carrying more than thirty businesses and services, roughly twenty parks, nine miles of trails, and about half of its acreage kept as green space.

The housing stock
Four product types inside one community, which is the thing to understand before you shop here. There are detached single family homes, townhomes including newer three story plans built with elevators, condominiums, and a separate fifty five and older section with its own club. Roughly thirty-five hundred residences are planned across the fifteen hundred acres, and more than twenty-four hundred households were occupied at the twenty year mark, so this is a community still being built rather than a finished one. Each product type has its own resale pool and its own association rules, and they do not move together. I am not going to quote you a median off a subdivision name, because a townhome and a golf course lot in the same community are not the same market. Ask me for the comparable set on the specific product type you want.
Getting around
The developer puts downtown Nashville at fourteen miles. In practice you take Highway 96 West east to interstate 65 at Franklin, then north, and the Franklin square is about three miles the other direction. The distance is not the issue here, the road is: 96 West carries the whole west side of Franklin and it backs up at school release and at rush hour. Drive it at the hour you would actually be driving it before you decide, and drive it in both directions, because leaving in the morning and coming home in the evening are two different roads.

Westhaven Golf Club
4000 Golf Club Lane. An eighteen hole core course playing to a par of 72 and 7,000 yards from the championship tee, designed by Arthur Hills, Steve Forrest and Associates and opened in 2009. It was configured separately from the neighborhood so that no homes line the fairways, which is unusual in a community course. It was named to the Golfweek and Golf Digest 2010 best new courses lists. The club runs its own membership program with full golf, national and dining categories, and its own inquiry form asks separately whether you are a Westhaven resident, so treat living here and playing here as two different questions and confirm the current arrangement with the club.
The Westhaven Town Center
The mixed use district at the center of the community, which the developer completed and describes as carrying more than thirty businesses and services. Tenants turn over the way they do in any commercial district, so check what is open now rather than relying on a list.
Magli Green
The lakefront park, named by the developer when the town center was finished. It is the newest of roughly twenty parks inside the community.
The Residents Club
Roughly fifteen thousand square feet holding a fitness center, a movement studio, an art center, a theater and drop in childcare, alongside the pool and racquet facilities.

Franklin is served by two separate school districts and which one an address falls into is not obvious from a map. Franklin Special School District covers PreK through 8 only, has no high school, and its boundaries were set in 1986 and do not cover the city as a whole. Everything outside those 1986 lines is Williamson County Schools from kindergarten. Zoning is assigned by address rather than by subdivision name, and a community this large can cross a zone line, so confirm the specific address with the district before you rely on anything, including anything on this page.

The club sits inside the community and runs its own membership program, and its own form asks whether you are a resident, which tells you residency and membership are tracked separately. Ask what playing privileges actually come with the house, because the answer changes your monthly number. Second, ask which association you are joining. A community carrying detached homes, townhomes, condominiums and an active adult section does not run all four under one identical set of rules, and what is covered for your neighbor may not be covered for you. Third, the developer projects build out through 2031, so on any lot near the edge of the finished area, find out what is platted next door and when it is scheduled. A view is only permanent if the thing you are looking at is. Fourth, confirm whether the specific address sits inside Franklin city limits, because that decides whether you pay a city rate on top of the Williamson County rate, and on a house at this price that is not a rounding error.
